This report will assist in determining whether to use a direct or SMSF holding structure and the anticipated rate of return. Some of the issues examined include:
  • at what duration do the income and CGT advantages of a SMSF holding structure outweight the low cost and depreciation deductions advantages of the direct structure;
  • the anticipated level of cash flow support that may be needed in the early years;
  • The advantages and disadvantages of using SG, salary sacrifice or non concessional contributions for this support;
  • the internal rate of return expected at various possible investment realisation points;
  • the impact of different gearing levels;
  • a sensitivity analysis for factor such as mortgage loan rates, number of weeks untenanted and property appreciation.
